We’re looking for a friendly, career focused, forward thinking individual to join our Manchester Lettings team at Savills. In this role as Residential Lettings Negotiator, you will be interacting with a wide range of clients in both UK and International markets and listing some of the most impressive properties. You’ll also have the opportunity to work with our experienced teams across the country.

You will be a main point of contact for our landlord clients, as well as managing the process for the applicants and tenants and helping them with their ongoing requirements.

The Role & Key Responsibilities

The role requires high energy and a willingness to get stuck in and help whenever necessary with a varied workload in active and busy offices. Often there will be time pressures and short notice requests – our Lettings Consultant will thrive under this pressure.

The principal aim of the role is: prospecting for new clients, organising and conducting viewings, negotiating offers and successfully arranging new tenancies. This is a position which has a proven track record of significant success so a very exciting role but as a candidate you will need to demonstrate a strong track record of hitting targets.

You will be expected to take the lead on ensuring all required paperwork and checks that are carried out for each tenancy, with the support of your team; complying with all Savills processes, ARLA guidance and statutory legislation.

To achieve these objectives the successful candidate will be required to:

  • ï‚·  Meet and greet all people entering the office as appropriate
  • ï‚·  Efficiently and appropriately deal with a large volume of Landlord and Tenant enquiries
  • ï‚·  Register applicants on our Reapit database and maintain appreciate contact.
  • ï‚·  Qualify applicant requirements and organise viewings
  • ï‚·  Professionally carry out viewings as required and establish rapport with applicants
  • ï‚·  Provide feedback to LL’s, Tenants and Applicants following viewings
  • ï‚·  Update Reapit with feedback regularly
  • ï‚·  Match applicants and ensure regular applicant call out
  • ï‚·  Maintain database of relocation agents in the area
  • ï‚·  Negotiate the terms of tenancies with landlords and tenants and manage the pre move in process

  • ï‚·  Attend Networking events where appropriate
  • ï‚·  Book in and attend pitches demonstrating comprehensive market leading knowledge.
  • ï‚·  Write property descriptions and upload marketing to the Savills website and property portals.
  • ï‚·  Generate marketing collateral (brochures, social media campaigns, leaflets)
  • ï‚·  Send brochures to Landlord for confirmation of agreement to live advertising
  • ï‚·  Negotiate appropriate fee levels with Landlord clients and prospective new landlords
  • ï‚·  Ensure that all landlord compliance checks have been carried out and relevant documentationobtained prior to property marketing.
  • ï‚·  Ensure that tenants are reference appropriately and right to rent checks are obtained as well asverified Identification documents
  • ï‚·  Participate in, and on occasions lead, morning and weekly team meetings.
  • ï‚·  Ensure all company training is attended and completedDesired but not essential
  • ï‚·  Experience using Reapit Software
  • ï‚·  Experience using Radar Software

Skills, Knowledge and Experience

The candidate will be a highly accomplished letting negotiator, with a track record of achieving targets. The candidate needs to be comfortable working across multiple branches, fitting into different teams as required. Adaptability and a willingness to learn will be vital skills.

We need someone hard-working, who brings enthusiasm to their work. Good IT and organisational skills are necessary. We expect excellent customer service, attitude and a willingness to go the extra mile to help the team succeed.
